Terms and Conditions

Rentals are a two night minimum with the exception of a few that are a three night minimum. Holidays and local festivals are always a 3 night minimum. With the exception of some individual units that may have a 4 night minimum during the Holiday/Local Festival/Summer periods.

For Reservations:
• Children are normally welcome, however some rentals may have age restrictions due to liability, for example, a rental on the river asks that children be over the age of 12. Please check specific home details for more information. We ask that you supply us with the ages of the children that will be joining you as we do charge for everyone over the age of 2 years old. Children under the age of two stay free. 
• There is a one time, non-refundable cleaning fee ranging between $60.00 - $150.00.
• Reservation is guaranteed by a 50% payment of the total reservation. The initial payment includes the Non-Refundable $35 Processing Fee. The balance payment is due 30 days prior to your arrival. If you are booking a home within 30 days of your arrival, 100% of your reservation payment including the $35 Non-Refundable Processing Fee will be required at the time of booking. Reservations are secured with either a Visa or MasterCard.
• All rates are in USD and subject to 10.5% sales tax, rentals in the Sequim city limits are subject to a 10.8% sales tax, rentals in the Port Angeles city limits are subject to a 10.8% sales tax (all tax rates subject to change). ALL PRICES ARE BASED SEASONALLY AND MAY ALSO CHARGE A PRICE PER PERSON.  ALL PRICES ARE REAL TIME AND SUBJECT TO CHANGE OR END WITHOUT NOTICE. Every effort will be made to make the property available for your stay.
• Check-in is at 4pm but we will try to accommodate your travel needs. Checkout is by 11:00 am. Washington State Licensed cleaning contractors will arrive to clean, inspect and inventory household items in the rental upon your departure.
• Our Notice of Naturally Hazardous Conditions at selected homes must be agreed to and acknowledged by the person making the reservation.  
Please Note: We do not give out addresses to our homes prior to booking a reservation.

Conditions During your Stay:
• Homes with free Wireless Internet, may be subject to a limited amount of available data per month. The amount of data that you can upload or download in a 30 day period, are not unlimited and the home's Data Allowance Policy may reduce your speeds if it is nearing the monthly threshold. Due to rural internet with limited data, we strongly discourage Internet Streaming of movies or gaming for this reason. Internet may be weak at times in rural areas. If while you are in the home and you exceed the monthly allowance during your stay, you may face additional charges. Refunds will NOT be issued for lack of internet, internet speed issues or unavailable data. 
• There will be no more than the stated amount of people on reservation invoice occupying the house at any given time. If you have more people in to use the facilities, even though they are not staying the night, we must be informed and a $10.00 per day, per person fee may be charged to the credit card on file for the reservation due to overuse of septic systems and additional materials used in house. 
If these rules are not abided by, we do reserve the right to ask you to leave at once and all of your rental fee will be forfeited.  There will be no exceptions to this rule.

We are very proud of our properties, and expect you to leave it in the shape it was found. We provide all linens, towels, and kitchen dishes/pots/pans and starter soap and paper products (paper towels and toilet paper).


CHECK IN is 4 PM; CHECK OUT by 11 AM. 
Not all of our homes have lockboxes at the home’s location. We will direct you to the home for check in whenever possible, however, some of our homes require you to pick up keys to the home at Brigadoon Vacation Rental’s office at 61 N Rhodefer Rd, Sequim, WA. Check in instructions are emailed out to you the week of your arrival. 
Contact the office regarding your expected arrival time, if it is earlier than 4pm and if the house is ready and available, we can allow for an earlier check in. If you will be checking in at our office but arriving later than 5pm, please contact our office for additional late-night check in arrangements. 

GUESTS MUST COMPLY & AGREE TO THE TERMS AND CONDITIONS IN THE FOLLOWING RENTAL AGREEMENT WITH BRIGADOON/SEQUIM VACATION RENTALS PRIOR TO CHECK IN AND IS A CONDITION FOR RENTAL: 

NO EVENTS/NO PARTIES/NO FIREWORKS: 
Additional unregistered guests beyond what a house is rated for and what was agreed on and paid for, is not permitted and may incur additional charges and/or immediate termination of your stay, without any refunds. Defrauding an innkeeper charges may be considered. 
FIREWORKS ARE STRICTLY PROHIBITED AT ALL HOMES. 

LIMITED PETS: 
We have limited homes that allow dogs. The home’s listing will clearly state whether it is Pet Friendly. We’re sorry but our homes cannot take CATS. We have non-animal guests who may be sensitive to cats. You understand that bringing your dog is a privilege and you always agree to maintain and clean up after your pet. You are required to keep your dog on a leash when outside and pick up all dog-poops immediately and put in bags and dispose of in a discreet manner. Dogs are not permitted to sit or lie upon any interior furnishings, including couches, beds and tables. Dogs are not to be left unattended at the vacation rental property at any time and for any purpose, whatsoever. This includes yards and garages (if applicable). Continuous barking and /or other loud noise disturbances will not be permitted. Any chewing on the structure(s), furnishings, and accompaniments and/or other property damages caused by pets shall result in immediate charges to the Guest’s credit card at full cost of replacement. NO EXCEPTIONS.
All guests agree to community rules & regulations and county ordinances regarding leash laws, sanitation, and loud noise disturbances. We assume no responsibility for your pet, getting loose, running away or being attacked by wildlife or other domestic animals, including Large Birds. 
Weight and Breed of your dog must be made known to us for consideration, before pet bookings are allowed as some breed/weight restrictions may apply. An additional $25/night Pet Nightly Fee plus tax will be applied to the reservation once the pet is agreed upon. 
Unauthorized pets will cause the registered guest to be assessed a $250.00 additional cleaners fee and you will be asked to leave, without a refund. 

PRIVACY AND NOISE: 
Many homes are in a residential family community. It is essential that you respect the privacy of our neighbors - no trespassing, no loud events, (8PM- 8AM) and pets (if applicable) are always controlled, quiet and kept on leash and picked up after. Renters who do not comply with this policy may be asked to leave immediately without a refund. 

NO SMOKING: 
All of our Homes are NON-SMOKING facilities. This means that smoking of any tobacco products, including marijuana, e-cigarettes and vaping products, is not allowed in the house or on the property that the house sits on. Renters who do not comply with this policy may be asked to leave without a refund and will be assessed a $300.00 smoke removal and fumigation fee charged to Renter’s credit card. You agree to this fee. 

UPON YOUR DEPARTURE: 
As this home is a private home and not a hotel, we do ask that you respectfully leave the home as you found it. 
Load/start the Dishwasher (if applicable) and wipe any spills in the kitchen. If your home does not have a dishwasher, please wash and put away dishes. 
Please start a load of towels in the wash on your way out, however, there is no need to strip the beds. 
Return any moved furniture to its original location and adjust the heater controls to 55 degrees (or stated temperature in the home). 
Take trash out to outside can, turn off propane valve at the BBQ if used. 
Lock all windows and doors upon leaving home. 
Call or message our office by 11 A.M. to let us know you have left and return keys to the home’s lockbox or at the office. 

RESPONSIBILITY FOR DAMAGES: 
The $59 Vacation Rental Damage Protection Plan cost that is included in your reservation provides up to $1500 damage protection against reported accidental damage to the vacation rental property during your stay. This replaces a $1500 Security/Damage Deposit. This coverage begins at the time of a guest’s arrival and check-in to the property and coverage shall terminate upon normal check out time or the departure of the guest, whichever occurs first. Accidental damage must be reported to the Brigadoon/Sequim Vacation Rental office before your departure. Examples of the protection this plan covers are accidental broken lamp or décor item, accidental broken furniture, an accidental carpet spill or accidental damage to hardwood floors, accidental damage to an appliance, and accidental pet damage in pet friendly vacation homes.
You are responsible for any intentional or malicious damages and/or theft, whether by yourselves or others, that results due to your stay at our home as well as any illegal activity or damage from gross negligence including damage caused by fire or smoking. Any intentional or malicious damage, or damage resulting from gross negligence and/or theft requiring repair and/or replacement of material/equipment, will be assessed at actual labor and replacement costs and you agree to reimburse us immediately. This includes all Pet Damage or additional cleaning required in homes due to unauthorized pets a guest brings into a property that is not Pet Friendly. 
Renters who do not take reasonable measures to prevent and protect our rental from damage may be asked to leave immediately without a refund. 

SEPTIC SYSTEMS: 
Some locations are on a private and tender, older septic system. Please only use natural organic products and don’t flush anything down the toilet except septic safe toilet paper (Starter pack of toilet paper is provided for you). Please don’t dispose of any sanitary products, personal wipes, Kleenex, paper towels, coffee grounds, hair, etc. in either the sinks or toilets—thank you! 

HOLD HARMLESS AGREEMENT: 
Brigadoon/Sequim Vacation Rentals or the homeowner does not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity, TV, Internet reception or plumbing. Nor will Brigadoon/Sequim Vacation Rentals or the homeowner accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control. 
Many of our properties are along Rivers, Ocean Bluffs or otherwise may have steep cliffs and/or stairs, and an additional notice of Naturally Hazardous Condition notice will be posted in the home and provided at our office if the home meets these conditions. Some homes do have restrictions on children if any of these conditions are present at the home’s location. Please see individual home listing for any age restrictions on children at the home you are reserving.
In addition, the Owner/Agent (Brigadoon/Sequim Vacation Rentals and employees) cannot be held responsible for: 
The failing of any other company due to said company’s error or service interruption {i.e. electricity, water, gas, cable, wireless internet provider, etc.} and any acts of neighbors such as: construction, road repair and maintenance or act of God (weather). 
However, Owners/Agent agree to do all that is humanly possible to remedy any issue as quickly as possible. 

HOT TUB POLICY: 
For properties with hot tubs, there is no guarantee hot tubs will be available for guest use as they can sometimes be unreliable, and so we do not charge a fee for hot tub usage. It is the Renter’s responsibility to ensure the hot tubs are maintained in a safe, clean and sanitary condition during the Renter’s stay. Our hot tubs are cleaned and maintained between guest visits as needed. The Renter is responsible for keeping the cover on the hot tub, strapped and secured, when the hot tub is not in use and at the time of departure. We ask that you shower and remove all beach sand from your feet before entering the hot tub to keep the water clean. It is absolutely forbidden and extremely dangerous for children to be in the hot tub without a responsible adult, and children under the age of 5 are not permitted in the hot tub. Renter agrees to use the hot tub at his/her own risk. 

ACCESS POLICY: 
Brigadoon/Sequim Vacation Rentals staff and/or assigned repair persons shall have the right to enter the rental property for inspection, repairs, servicing, cleaning and laundering. Access shall be limited to reasonable times except in case of emergency or abandonment. 

KEY RETURN POLICY: 
All keys must be returned either to the home’s lockbox or at the Brigadoon office in Sequim. Failure to return keys will result in a $25 key replacement automatically charged to the renter’s credit card. 

OUTSIDE BURNING: 
Your home may be equipped with an outside metal or built in fire pit. If your home is equipped with a burning pit outside you are permitted to burn a small fire with seasoned wood (but not during a BURN BAN). Please contact our office for more information regarding if the home you are renting will be allowed to burn small fires outside during your stay and if the home provides wood or if you will need to bring your own. 

HOUSE OUT OF SERVICE: 
In the unlikely event a rental becomes unavailable, and a suitable location replacement cannot be secured; we will provide a 100% refund. You will agree to release us from any, and all costs and claims incurred due to vacation rental unavailability. 

CANCELLATION POLICY:
All Cancellations must be in writing.
Reservations cancelled before 60 days of your arrival date will receive a full refund minus the $35 Non-Refundable Processing Fee. 
Reservations cancelled between 31 to 60 days of your arrival date will receive a 50% refund. Reservations cancelled within 30 days of arrival date will receive a refund of the Cleaning Fee ONLY. 
Your dates have been held exclusively for you, meaning that we were turning other inquiries away, and we are obligated to pay the homeowner for your confirmed reservation. 

TRAVEL INSURANCE:
We highly encourage you to purchase Travel Insurance for any unforeseen events beyond your control that may affect your travel plans. Travel Insurance can be reviewed and purchased at the time of booking. A link to review and purchase Travel Insurance plans will also be included in your Reservation Confirmation email.

RENTAL SIGNATURE:
By accepting this agreement, I acknowledge that I have read and agree to the Terms, Conditions and Policies outlined by Brigadoon/Sequim Vacation Rentals above.
